Housing Choice Voucher Briefing Summary

Family Responsibilities

I agree/understand that I am to report all household changes to my housing representative within ten days of the change. A review of my household income will also be conducted at this time.

I have been informed that I must report all of the following:

  • Changes in income for any household member.
  • My intent to move from my unit. I must not move without proper notice to Kentucky Housing Corporation (KHC) and my landlord.
  • When a household member moves into or out of my unit.

I understand that if I do not report these changes, I may have to repay KHC for overpaid assistance, or I may no longer be able to participate in KHC’s rental assistance program.

Criminal Background Check

I understand that KHC will complete a Criminal Background Check on me and all adults listed in my household upon the receipt of Request for Tenancy Approval and leasing documents for a unit. I understand that the unit will not be submitted for the HQS Inspection until the criminal background process is complete.

I understand that my eligibility for housing may be denied/terminated if the criminal background check reveals any drug-related or violent-criminal related arrest/charges and/or convictions within the last three years.

Maximum Gross Rent

Please make sure that you understand that your maximum gross rent is for your rent amount plus ALL tenant paid utilities.

Example: The unit you wish to rent has a rent amount of $500 and you are required to pay electric and water. Complete the Utility allowance chart for the items that you are required to pay and add them up. Once you have added the utility allowance amounts add this amount to the rent amount. These two numbers added together cannot exceed your maximum gross rent on your voucher.

Leasing Documents

Once all completed leasing documents have been submitted to KHC, please allow us at least two weeks before calling to check the status of your inspection.

Unit Inspection

Once your unit has passed inspection, you and your landlord must complete a lease with an effective date of when the unit passed inspection or when you moved in, whichever event happened first and send to KHC immediately. Failure to return this document timely will hold up payments to your landlord.

Estimated Family Rent

Pay the estimated family rent that is located on your voucher until you receive your rent letter from Kentucky Housing Corporation (KHC) giving you your exact rent amount. If there is a difference in the amount, you will need to work that out with your landlord to pay or receive any difference you may owe or is owed to you.

Voucher Dates/Expiration

Please be mindful of the dates that are on your voucher.

KHC will only grant voucher extensions to a family with a disabled person, upon written request prior to voucher expiration date.

Housing Choice Voucher Online Portal System

If you have not, KHC suggests that you register for the online portal that is offered. You can update your contact information any time 7 days a week 24 hours a day.

Civil Right to Freedom in Housing Choice

Under the Fair Housing laws, you have a right to choose where to live and to not be discriminated against because of your race, color, national origin, disability, gender, familial status, sexual orientation, gender identity, or marital status. If you believe that you have been discriminated against, please contact the Lexington Fair Housing Council at (866) 438-8617 or the Kentucky Commission on Human Rights at (800) 292-5566.

 

WARNING: Title 18, Section 1001 of the United States Code, states that a person is guilty of a felony for knowingly and willfully making false or fraudulent statements on any documents or to any agency of the United States. Kentucky revised Statute 514.040. Theft by deception, it is a crime to knowingly give false information to get into housing, to get a lower rent, or to receive and/or benefit under any state or federally funded assistance program.
